Rehab/Bridge Loans

 
  • From cosmetic improvements to full teardown and rebuild, and everything in between

  • Borrow up to 90% of the purchase price of the property depending on experience

  • Borrow up to 100% of the renovation costs; funds are provided as construction draws

  • Up to a maximum of 75% of the after repair value (“ARV”) for top-tier* borrowers

  • Rates as low as 8% for top-tier* borrowers, up to 11-12% for lower tier* borrowers

  • Loans are interest-only; there are options to finance the interest payments right into the principal of the loan

  • Track record of flipping houses and/or owning rental properties is necessary to get the best terms; but we do offer loans for “newbies”

  • Minimum FICO score of 660; scores above 740 get the best rates

  • Loans are personally guaranteed by all owners but do not report to consumer credit bureaus

  • Loans can get approved and funded in 14 days from receipt of full application package^

Rental Loans

 
  • Properties must be leased and demonstrating cash flow; a debt service coverage ratio (DSCR) of at least 1.1x is required

  • Short-Term Rentals (STR’s) like Airbnb or VRBO’s are now acceptable!

  • Maximum LTV is 80% for purchases and rate & term refinances; Cash-out refi LTV is 75%

  • 30-year term loans with 30-year amortization or 10-year interest-only options available

  • Fixed-rate and variable-rate options available

  • Rates as low as 6.5% (based on credit, leverage, track record)

  • Loans are personally guaranteed by all owners but do not report to consumer credit bureaus

  • Six month seasoning required for use of appraised value in refinance calculation

Portfolio Loans

 
  • One loan is made with all properties in the portfolio acting as collateral

  • Attractive rates, currently as low as 7%

  • Non-recourse options available for loan sizes greater than $1 million

  • A special-purpose entity must be created to hold title to the portfolio

  • These larger loans take longer to underwrite and process; Often 45-60 days from receipt of full application package to funding
